J&K GROUP LTD. RECENT PROJECTS

127 Bleecker St., Toronto

Over the past two years, J&K Group has been overseeing ongoing general contractor projects for the townhouses complex at 127 Bleecker St., near Wellesley St. E. and Sherbourne St., in Toronto’s downtown.

That includes putting natural stone over uneven concrete stairs throughout the building, repairing and replacing fences around the property, as well as duct and vent insulation in 60 units, or 480 air vents.

1 Columbus Ave., Toronto

The structure at 1 Columbus Ave., near Dundas St. W. and Sorauren Ave., is a century-old heritage building, formerly a factory, being converted to residential lofts (ten suites).

J&K Group Ltd. was brought in to oversee the exterior brick renovation. Because of the old age of the building, the bricks and mortar between the bricks were falling apart, and needed to be re-done, including tuck-pointing.

J&K Group also painted the balconies in the building, and sealed all the windows.

Reverence Fitness Studio, 3471 Yonge St., Toronto

J&K Group was brought in to convert two floors of the building from an apartment into a fitness studio, a comprehensive task in part because there is also a restaurant on the first floor.

While creating an open concept, opening up walls, J&K Group had to soundproof the studio, reinforce the floors, and add a drop ceiling, since fitness studios can be loud. The project, on Yonge St., just north of Lawrence Ave., lasted three months.

25 Ritchie Ave., Toronto

This project involved roof condensation repairs for the residential building, near Bloor St. W. and Roncesvalles Ave., including the installation of venting at the backsides of the parapet walls around the perimeter of the roof.

As general contractor for the project, J&K Group’s responsibility included overall construction management, site safety, supervision and quality control, coordination with the building electrician, and engineered rigging.

163-179 Bleecker St., 205 & 207 Wellesley St., Toronto

J&K Group installed an exterior insulation and finish system (EIFS) and also took care of water leak repairs in the building.

More specifically, that included the removal of the lower eight inches of EIFS above the curbs, on each side of both sliding doors at the upper level bedrooms, installing new Bluskin membrane flashing, using primer, as a single sheet between the doors, wrapping membrane and seal onto the door frames, sealing the top edge of membrane with Bluskin mastic, installing over the new flashing, reinstating the EIFS cladding, matching the stucco finish to the existing finish and installing sheet metal flashing to protect the exposed Bluskin membrane.

1000 King St. W., Toronto

J&K Group was brought in to repair the entrance patio area for the town homes near Shaw St. and King St. W. in downtown Toronto.

The project is called Massey Square – an eight-storey residence complex with over 190 condos, right in the heart of Toronto’s robust King West neighbourhood.

As with all their clients, the contractors at J&K Group worked closely with the building’s property management company to ensure there was very little upheaval in the lives of both owners and renters in the building

This project involved powder room repairs at the downtown Toronto condominium, and included removing the existing vinyl siding and other materials to expose the wood stud around the powder room perimeter, installing thick insulation at the powder room wall, installing new wood sheathing and Blueskin membrane flashing, then installing Hardie Plank siding.
